Why Hobe Sound's Median Home Price Keeps Contradicting Itself

Which Hobe Sound are you actually looking at?

Pull up three different sites this week and you will get three different answers to a simple question: what does a home in Hobe Sound cost. One shows a median home value in the high $300,000s. Another shows a median list price pushing past $700,000. A third shows an average sale price that jumped more than 25 percent in a year, pulled from the very same market where the median sale price fell over roughly that same stretch. None of these numbers are wrong. They are measuring different things, and if you price a listing or size a budget off the wrong one, the mistake can run into six figures.

The reason isn't a data error. It's geography. Hobe Sound, Florida shares its mailing zip code, 33455, with Jupiter Island, one of the wealthiest barrier-island enclaves in the country. Active listings addressed as Hobe Sound this month include homes near Banner Lake in the low $500,000s and oceanfront estates on Jupiter Island's South Beach Road priced above $20 million, with at least one recent listing near $45 million. Depending on how many of those barrier-island properties are active, pending, or closed in a given month, the "Hobe Sound market" a portal reports can look like a sleepy mainland town or a rarefied enclave, sometimes in the same data set.

One Zip Code, Two Housing Markets

Jupiter Island sits on a nine-mile strip of land between the Atlantic and the Intracoastal Waterway, bordered by Tequesta to the south and Hobe Sound to the north. It has long been known as a discreet address for wealth and privacy, and its housing stock reflects that: strict limits on commercial development, low density, and sale prices that regularly clear eight figures. NeighborhoodScout's profile of the Jupiter Island neighborhood puts its median real estate price above $2.2 million, more expensive than roughly 89 percent of Florida neighborhoods.

Mainland Hobe Sound is a different animal entirely. It's the Bridge Road corridor, gated golf communities like Medalist Golf Club, Hobe Sound Golf Club, and Loblolly Pines, and quieter subdivisions such as The Preserve, Osprey Cove, and The Soundings. In The Arbors, a gated community of 190 single-family homes built around a community lake and two fishing ponds, entry-level houses have historically started in the low $400,000s, a world away from a beach estate priced above $40 million that happens to carry the same city name on its mailing address.

When a portal calculates a "Hobe Sound median," it is pulling from both pools at once. A month with a few barrier-island closings will pull an average sharply upward. A month dominated by mainland turnover will pull it back down. Neither number describes the market you are actually shopping or listing in unless you know which side of the zip code your comparison is coming from.

Why the Average Went Up While the Median Went Down

Here is where the contradiction becomes visible in a single data set. Over the three months ending May 2026, Redfin reported a median sale price of $489,000 for Hobe Sound, down 10 percent from the same period a year earlier. In that same report, Redfin's average sale price for April 2026, the month just before that window closed, was $745,000, up 26.3 percent from a year earlier.

A falling median and a rising average, measured over overlapping time frames, is not a contradiction to shrug off. It's a signature. It means the middle of the market, where most transactions actually happen, softened, while a small number of very high-dollar closings pulled the mean upward. A handful of Jupiter Island sales can do exactly that. The median tells you what a typical Hobe Sound buyer is paying. The average, in a market with this much price spread, tells you almost nothing about a typical purchase and quite a lot about how many ultra-luxury closings happened to land in that particular month.

If you're budgeting off a headline "average price" for Hobe Sound, you are very likely budgeting off Jupiter Island's tail, not the mainland's middle.

The List Price Isn't the Same Market Either

Sold prices are only half the picture. Active listings tell a separate story, and here the gap is just as wide. Altos Research's weekly report for the week of August 12, 2026 put the median list price for Hobe Sound at $704,000. Orchard's report from early June 2026 showed a median sale price of $509,000 over the preceding 30 days, up 3.9 percent year over year, with a sale-to-list ratio of 90.94 percent and 60 percent of listings dropping their price at some point, a jump of more than 15 percentage points from the year before. Zillow's home value index, a different methodology again, put the typical home value at $504,499, up 3.2 percent over the past year.

List price and sold price are supposed to be close cousins. A gap this size between what's listed and what's closing suggests the same split at work: some of what's sitting on the market, priced high and dropping slowly, are barrier-island or high-end mainland properties that take longer to find their buyer, while the properties actually closing at a healthy pace are the more numerous, lower-priced mainland homes. Days on market backs this up. Redfin measured 101 days on market over the three months ending May 2026, up from 70 days a year earlier. Orchard's early June 2026 report measured a median of 64 days, up from 47 the year before. Both numbers moved in the same direction. They just disagree on the magnitude, which is what you'd expect if each source is catching a slightly different mix of fast-moving mainland sales and slow-moving high-end inventory.

What Bridge Road's Comeback Means for the Mainland Side

If Jupiter Island is the fixed, scarce half of this equation, the Bridge Road corridor is the part that's actually changing. Martin County adopted a Community Redevelopment Plan for Hobe Sound in 2000 aimed at turning Bridge Road into a walkable, business-friendly main street, and the county's current redevelopment programs are focused on streetscape and infrastructure improvements specifically in the Banner Lake neighborhood.

The texture of that corridor is filling in. Sound Brewing has opened on SE Bridge Road as a local craft beer stop. Hobe Sound Farms runs a farm stand on weekdays and a farmers market on weekends nearby, with seasonal events drawing families in. Further out at the intersection of Bridge Road and Pratt Whitney, a large planned community called Storie is in the pipeline near South Fork High School, with site plans calling for roughly 4,000 mixed-use homes on 40 percent of the land and the remaining 60 percent preserved as open space and trails.

This is the growth story that actually moves mainland Hobe Sound's supply and character. It has nothing to do with Jupiter Island's fixed, ultra-scarce estate inventory, and it's a much better predictor of what a typical buyer will find and pay in the next few years than any blended citywide median.

Reading the Numbers for Your Own Situation

Before you anchor a budget or a listing price to a number you found online, it's worth asking a few questions:

  • Is this figure a median or an average? In a market with this much spread, the difference matters more than usual.
  • Is it measuring sold prices or list prices? A high list-price median can simply mean slow-moving luxury inventory is sitting on the market, not that typical homes are trading at that level.
  • What's the time window? A single month of Hobe Sound data can swing on two or three closings on the barrier island.
  • Is the property in question actually on Jupiter Island, or is it mainland Hobe Sound carrying the same mailing address?

For sellers with a mainland property, near Banner Lake, Heritage Ridge, or one of the gated golf communities, the current sale-to-list ratio near 91 percent and the fact that 6 in 10 listings are cutting price at some point both point toward pricing conservatively from the start rather than chasing a headline number that may include Jupiter Island comps that will never apply to your home. For buyers, it means a "$700,000 median" headline shouldn't scare you away from mainland inventory that, as of recent reports, is actually clearing closer to $490,000 to $510,000 at the median.

A Few Questions Worth Settling Upfront

Is Jupiter Island technically part of Hobe Sound? It shares Hobe Sound's 33455 mailing address and is often geocoded under Hobe Sound by portals and neighborhood profiles, even though its housing stock, density, and price tier are entirely distinct from mainland Hobe Sound.

Does mainland Hobe Sound get any halo effect from being near Jupiter Island? It gets proximity to Jonathan Dickinson State Park, Blowing Rocks Preserve, and a quieter, lower-density feel than nearby Jupiter, but the pricing data shows mainland homes trade in their own range rather than tracking barrier-island values.

Why do days-on-market figures disagree so much between sources? Because each data provider samples a slightly different mix of fast-selling mainland homes and slow-selling high-end inventory in a given window, the same underlying split that drives every other contradiction in this market.
