Jensen Beach Real Estate Market: How to Read Past the Median

If you have been comparing Treasure Coast neighborhoods on a portal, Jensen Beach probably jumped out. The three-month median sale price landed at $425,000 through May 2026, down 10.7% from the same window a year earlier. Against Jupiter's $670K over the same period, the gap looks like a bargain hiding in plain sight.

It is not a bargain. It is a mix shift. And once you understand what is actually trading, a second, more useful window opens: the seven days Florida law now gives you to read a condominium's financials before you are locked in.

Start with the clock, not the price

For most buyers, the friction in a Jensen Beach purchase shows up after the offer is accepted, not before. Under HB 913, which took effect July 1, 2025, the rescission period for non-developer condominium sales was extended from three days to seven. That is your statutory window to review the association's financial disclosures, the milestone inspection status, the Structural Integrity Reserve Study, and any assessments the seller must disclose to prospective purchasers.

Seven days is not generous. It is barely enough. But it is more than double what buyers had eighteen months ago, and it exists specifically because the state watched what happened when buyers signed without reading. If you are looking at a condo on Hutchinson Island, on the mainland, or in any building three habitable stories or taller, that week is the single most valuable thing HB 913 gave you.

The mainland single-family buyer has a different clock. There, the friction is insurance quotes and roof age, not reserves and milestone reports. Which market you are actually shopping determines which risks you should be pricing in.

What the $425K median is actually measuring

Homes.com reported a Jensen Beach median home price of $499,000 as of June 2026. Movoto had July list prices at a $490K median with days on market at 91. Redfin's sold-price median for the three months ending May 2026 came in at $425K. These are not contradictions. They are different slices of a market that runs from $129,000 condos to riverfront homes in Rio and Sewall's Point trading between $1 million and $3 million.

The year-over-year drop is doing something specific. As South Florida normalizes, more of the units actually closing in Jensen Beach are smaller, lower-priced condos rather than the renovated single-family and waterfront homes that carried the 2022 median. When cheaper units make up a larger share of the sales pool, the median falls even if no individual home lost value. Statewide, the Zillow-based typical Florida home value hit a fresh cycle low of $392,443 in May 2026, down 3.0% year over year, with 25.2% of active listings cut, so some real softening is in the data. Renovated single-family homes and water-adjacent properties in Jensen Beach are holding firmer than the median suggests.

Practical read: the citywide number is a starting point for calibration, not a comp. Anything you underwrite needs to be like-for-like on age, condition, HOA structure, elevation, and view.

The Villa del Sol lesson, and why it changed the math

In August 2024, WPTV and CBS12 covered the evacuation of buildings at Villa del Sol Condo Association at 11000 South Ocean Drive on Hutchinson Island. The milestone inspection uncovered quarter-inch cracks, hollow concrete slabs, and rebar that could be removed by hand. Residents reported paying roughly $40,000 to $43,000 per unit in special assessments before the evacuation, with more work still to come. Martin County code enforcement had no prior violations on file. The problem was fifty years of coastal weather doing what coastal weather does.

Villa del Sol is not a cautionary tale about Hutchinson Island. Plenty of well-run oceanfront buildings on the island have already cleared their inspections. Listings in Island Club, for example, are marketing "SIRS Passed/Completed," a "30-Year Reserve Study Passed/Completed," a new roof in 2025, concrete restoration completed in 2026, and all assessments paid in full. That combination of phrases exists because it is now the single strongest selling point an aging oceanfront condo can carry.

The market has bifurcated the older condo inventory into "inspection cleared" and "inspection pending." The first group carries a premium. The second carries an unknown liability that HB 913 gave you seven days to price.

What to actually check in your rescission window

Before HB 913, most buyers could not have named the documents that mattered. The bill made the required list shorter and more concrete. In your seven days, request and read:

  1. The milestone inspection report if the building is 30 years old (25 in some coastal jurisdictions where local enforcement kept the earlier trigger). If the phase two inspection is done, look at what was flagged and what is still pending. Local governments are now required to adopt ordinances forcing repairs to begin within 365 days of a phase two.
  2. The Structural Integrity Reserve Study and the baseline funding plan. HB 913 requires the SIRS to show how reserves stay above zero across a 30-year outlook. If the study is not yet complete, the extended deadline was December 31, 2025.
  3. The funding method the board has chosen. Boards can now fund reserves through regular assessments, special assessments, lines of credit, or loans. Any method beyond regular assessments requires a majority vote of the total voting interests, and the choice must be disclosed to buyers.
  4. Any pause in reserve contributions. HB 913 allows eligible associations to pause reserve funding for up to two years for budgets adopted on or before December 31, 2028, if a recent milestone inspection identified critical repairs that need funding first. A pause is not a red flag by itself, but it changes what your monthly cost will look like in year three.
  5. The replacement threshold on reserve items. The mandatory reserve threshold rose from $10,000 to $25,000, indexed to inflation starting February 1, 2026. Items below that number no longer require dedicated reserves.
  6. Insurance and windstorm coverage, now required to be based on independent appraisals updated at least every three years, and to account for a 250-year windstorm probable maximum loss.

If the seller cannot produce these documents inside your seven days, the rescission window is your escape hatch. Use it.

The mainland market runs on different mechanics

If you are shopping single-family in Pinecrest Lakes, The Pines, or Savannah Place, none of the above applies to you. Your friction is different. Insurance premiums on Treasure Coast single-family homes hinge on roof age and shape, impact-rated openings, and elevation. A 2026 metal roof on a Jensen Beach Golf & Country Club home, like the one currently marketed at that community, is not a cosmetic upgrade. It is a line item on the insurance quote you will get before closing.

Mainland Jensen Beach also runs slower than the median implies. Movoto's July 2026 data showed a 91-day median time on market, unchanged year over year. That is a balanced-market number. It gives a prepared buyer room to negotiate on condition, credits, and terms without competing against three other offers.

FAQ

Is Jensen Beach cheaper than Jupiter for the same product? For comparable renovated single-family homes with similar water proximity, the gap narrows sharply. The citywide median difference is largely a mix effect, not an apples-to-apples discount.

Do all Hutchinson Island condos carry milestone risk? No. Buildings whose associations have completed the milestone inspection, funded a compliant SIRS, and finished flagged repairs are effectively de-risked on that specific issue. The listings say so plainly when it is true.

What if a building is still working through its inspection when I want to buy? That is exactly what the seven-day rescission window is for. Read the phase one or phase two report, the SIRS, and the funding plan. If the numbers are workable, proceed. If they are not, walk.
